Delhi-NCR rental & property market report: H2 2026
RentARoof Editorial
Defence Colony, South Delhi

Delhi-NCR is India's top-performing residential market in 2026 — but the engine has changed. This is no longer a launch-fuelled boom; it's a supply-squeeze market, where firm demand meets scarce new inventory. Here's where prices, rents, yields and policy stand this half, and what it means for you.
Prices: highest in the country, but supply-led
NCR led all top-7 cities with ~13% YoY price growth in Q2 2026 (vs a ~7% national average), after a ~23% average jump across 2025. The driver is scarcity, not frenzy: Q2-2026 new launches fell ~40% YoY to about 11,200 units (Noida and Greater Noida alone down ~72%), yet sales outpaced fresh supply, holding unsold inventory essentially flat. Tight supply against steady demand is a healthier dynamic than speculative over-launching.
City by city (H1 2026, Knight Frank)
- Delhi — ~18% (land-scarce, led NCR)
- Faridabad — ~18% (value belt catching up fast)
- Ghaziabad — ~15% (the Namo Bharat effect)
- Noida — ~8% (cooling off a high base)
- Gurugram — ~6% (highest absolute prices; % gains moderating)
- Greater Noida — ~6% (sharpest 5-year base, now steadying)
One honest caveat: the RBI's registry-based House Price Index diverges from developer-price surveys — it showed Gautam Buddh Nagar (Noida/Greater Noida) down 8.47% YoY in Q1 FY26 even as portal data rose. Different lenses, different stories — read both.
Rents: NCR leads, but momentum is normalising
Delhi-NCR is the country's standout rental market — Magicbricks' Q2-2026 index put Greater Noida top in India (+32.5% QoQ demand) and Noida fourth (+25.7%). Nationally, 2BHKs are ~44% of demand and the ₹10,000–30,000 band dominates. But as supply catches up, headline rent growth is cooling from the 2023-24 froth to single digits — good for tenants, a signal to owners to price realistically.
Yields: improving, still modest
Yields are rising as rents catch up — Gurugram ~4.3% and Noida ~3.9% in Q2 2026 (up from 3.5%/3.2% in 2019). Mid-priced, well-connected stock near jobs delivers the best cash yield; trophy luxury flattens as prices climb. (Full breakdown in our rental yields guide.)
Policy & cost levers to watch
- Circle rates jump in Haryana: a large reset took effect 1 April 2026 — hikes reported up to ~145% in parts of Gurugram-Faridabad — raising stamp-duty and acquisition costs.
- Cheaper home loans: the RBI repo rate sits at 5.25% after ~125 bps of cuts through 2025; leading lenders start around 7.10–7.25%.
- Premiumisation: homes above ₹1 crore made up ~54% of H1-2026 sales; analysts flag the mid-segment (₹80 lakh–1.5 crore) as the next growth driver.
Infrastructure reshaping the map
Three catalysts are steering demand: the Namo Bharat (RRTS) Delhi-Meerut corridor, fully operational since Feb 2026, pulling tenants into affordable Ghaziabad; the Noida International Airport at Jewar, lifting the Yamuna Expressway belt; and the completed Dwarka Expressway plus new metro lines in Gurgaon and Greater Noida West.
What it means for you
- Tenants: rents are cooling and supply is rising — more choice and negotiating room, especially on Dwarka Expressway and in Greater Noida West.
- Owners: demand is strong but price realistically; well-connected 2BHKs in the ₹10–30k band let fastest.
- Investors: favour mid-segment, ready-to-move, well-connected stock near infrastructure and jobs over trophy luxury.
Headline figures are Anarock, Knight Frank and Magicbricks, dated to mid-2026; circle-rate and home-loan figures are as reported. We refresh this report each quarter.
