3 BHK builder floors for sale in South Delhi: what ₹4–8 crore buys, colony by colony

What does a 3 BHK builder floor cost in South Delhi right now? We went through every 3 BHK floor for sale on our live listings, using the same figures our colony pages show, and asked one question: where does a ₹4–8 crore budget actually land? Many of the buyers who call us have a budget in that range.

The short answer is a run of colonies from Hauz Khas, Chittaranjan Park and East of Kailash at the lower end, through Safdarjung Enclave, up to Greater Kailash 1 and Green Park. Defence Colony's range only starts at about ₹7 crore, so ₹8 crore reaches just its lower end.

The colonies, by typical asking price

"Most asking prices" is the spread of the middle 80% of the floors that show a price. "Middle of the range" is the median. Plots are the usual plot sizes the floors sit on. Where a listing's property type is recorded, every one is a builder floor. Where only 9–12 floors show a price, treat the range as a rough guide.

₹4–5.5 crore: Hauz Khas, CR Park and East of Kailash

• Chittaranjan Park has the most 3 BHK floors listed with us of any colony here: 158. The middle of the range is ₹4.5 crore, on plots mostly 125–233 sq yd. If your budget sits around ₹4–5 crore, this is where you'll have the most choice.
• East of Kailash runs from about ₹3.5 crore to ₹7 crore, with the middle at ₹5 crore. Plots are on the smaller side, 125–208 sq yd.
• Hauz Khas has the widest spread for its price level: most floors ask ₹2.15–8.5 crore, so the top of the range is about four times the bottom. Its plots vary widely too, from about 136 to 400 sq yd. The middle is ₹4.25 crore, but only 10 floors show a price, so check the plot size before comparing two floors here.

₹5.5–7 crore: Safdarjung Enclave, Greater Kailash 1 and Green Park

• Safdarjung Enclave has 100 floors listed. Most ask ₹4.5–8 crore, and the middle is ₹6.5 crore.
• Greater Kailash 1 has 85 listed, 27 of them with a price. Most ask ₹5–9.25 crore, and the middle is ₹6.65 crore, on plots of 208–300 sq yd.
• Green Park floors sit almost entirely on 200 sq yd plots. Most ask ₹6–9.25 crore, with the middle at ₹6.75 crore.

₹7–8 crore and up: Lajpat Nagar, Greater Kailash 2 and Defence Colony

• Lajpat Nagar's middle is ₹7.5 crore. Only 9 of its 55 floors show a price, though, so treat that figure as a pointer, not a rule.
• Greater Kailash 2 asks ₹4.5–11 crore, with the middle at ₹8.5 crore, though only 9 of its 38 floors show a price.
• In Defence Colony, ₹8 crore is close to the bottom of the range, not the middle. Most floors ask ₹7–17 crore and the middle is ₹11.5 crore.

What moves the price inside a colony

Two floors in the same colony can be crores apart. Usually it comes down to:

• Plot size: a 300 sq yd floor is a different home from a 150 sq yd one, even on the same street.
• Which floor: a ground floor with a basement or lawn, or a top floor with the terrace, prices differently from the floors in between.
• Age: a newly built floor with a lift and stilt parking costs more than an older build of the same size.
• Position: park-facing and corner plots carry a premium.

These are asking prices on floors listed with us on 22 October 2026, not completed sales. Many owners don't publish a price, so each range uses only the floors that do; the "showing a price" column tells you how much each range rests on. Listings change every day.
