Best Areas to Buy Property in South Delhi

Which is the best area to buy in South Delhi? It depends less on the colony's reputation than on where you have to be on a Tuesday morning. The colonies are twenty minutes apart on a map and an hour apart in traffic, and the gap runs east to west: the western colonies are close to Gurugram and the airport, the eastern ones are close to Noida, and only a handful are genuinely close to the courts. Prices run from about ₹5.5 Cr in Kalkaji and Chittaranjan Park to ₹26.5 Cr in Safdarjung Development Area.

Below is what each colony is actually asking right now, next to how far it is from the places our buyers commute to. Every figure is from our own live inventory on 28 September 2026 — 295 listings carrying a stated sale price across 95 localities.

The trade-off nobody mentions

South Delhi is not one market. Draw a line down the middle and the two halves serve different lives.

West — Safdarjung Development Area, Green Park, Safdarjung Enclave, Hauz Khas. Gurugram is 18–22 km, the airport 12–15 km. Noida is 20–22 km, which in practice means you will not do it daily.

East and south — Kalkaji, Chittaranjan Park, Greater Kailash, New Friends Colony, East of Kailash. Noida is 12–16 km. Gurugram is 22–30 km, and Kalkaji to Cyber City at 30 km is the worst pairing in this list.

Centre — Defence Colony and New Friends Colony sit closest to the courts at about 9 km.

Pick the half that matches your week first. Then pick the colony inside it.

If you are at the Supreme Court or the High Court

Both courts sit together off Tilak Marg, so one number covers them. Two colonies lead clearly:

Defence Colony is the conventional answer and the data supports it — closest to the courts, deep stock, and a Ring Road entry at the back that matters more than the distance suggests. New Friends Colony matches it on distance and gives you noticeably more floor for less money: 4,500 sq ft against 2,925, at ₹12 Cr against ₹14.38 Cr.

If the number matters more than the address, East of Kailash is two kilometres further out at ₹6 Cr — under half of Defence Colony, on smaller floors.

If you commute to Gurugram

The western colonies win, and it is not close.

These also happen to be the closest colonies to the airport, which is why they suit people who fly often as well as people who drive to Gurugram.

The spread here is the point. Safdarjung Development Area and Safdarjung Enclave are neighbours with almost the same commute, and one asks ₹26.5 Cr against the other's ₹8.5 Cr. That is not a quality gap — it is a size gap. SDA's priced stock runs to 5,018 sq ft floors; Safdarjung Enclave's is nearer 2,250. If you want the location without the ticket, that is where to look.

If you commute to Noida

The eastern colonies, and here the entry prices are the most reasonable in this list.

Kalkaji and Chittaranjan Park are the two most accessible entries into South Delhi ownership at ₹5.5 Cr, and both are closer to Noida than anything in the west. If you work across the DND and want a South Delhi address, this is the short list.

The catch, and it is a real one: Kalkaji to Cyber City is about 30 km. Buy here and Gurugram is effectively off the table on a weekday.

Every colony where we hold at least six priced sale listings, most expensive first. Read the price next to the size — a colony whose current stock is all large floors reads high for that reason alone.

Around ₹5–6 Cr puts you in Kalkaji, Chittaranjan Park, East of Kailash or a smaller floor in Hauz Khas — a 3 BHK in most cases.

Around ₹9–12 Cr opens Greater Kailash 1, Greater Kailash 2, South Extension II, Green Park Extension and New Friends Colony, typically as a 4 BHK.

Above ₹14 Cr is Defence Colony, Green Park Main, Panchsheel Park and Safdarjung Development Area, where the floors get genuinely large.

How to read these numbers

These are asking prices from live listings, not valuations. We publish the median — the middle listing — with the middle half of the range beside it, so one trophy property cannot move a figure, and nothing is published on fewer than six listings. Distances are road distances to each hub, not drive times, which vary far too much by hour to quote honestly.
