What does it cost to buy a home in South Delhi? The typical home runs from about ₹3.15 Cr in the most accessible established colonies to ₹21.64 Cr in the most expensive, with the middle of the market near ₹8.16 Cr. Individual floors reach well past that at the top end. Asking range is the spread our desk sees across a colony; "typical" is the median. Yield is annual rent divided by sale price, before costs and taxes.
Where the yields sit, and what that tells you
Yields across these colonies run from 1.4% to 5.2% — a spread wide enough that two homes at the same price can return very different rent.
The highest right now: Lajpat Nagar 3 (5.2%), New Friends Colony (5.1%), Green Park Extension (4%).
The lowest: Hauz Khas (2.1%), Lajpat Nagar 2 (1.4%), Lajpat Nagar 1 (1.4%).
A low yield is not automatically a worse address. It usually means the land value is doing the work rather than the rent — the most expensive colonies on this list are often the lowest-yielding, because buyers are paying for scarcity and the plot, not for rental return. A higher yield tends to show up where rents have kept pace with capital values rather than lagging them.
Which matters more depends entirely on why you are buying, and that is a conversation rather than a table. What the table does give you is the ratio, colony by colony, before anyone quotes you a number.
What moves the price inside one colony
A colony sets the floor. Within it, the same-sized home can differ by crores:
- The floor it sits on. Ground with a garden and stilt parking, and the top floor with exclusive terrace rights, carry the clearest premiums. Middle floors are usually the value buy.
- Plot size. South Delhi trades in plot bands — a 300 sq yd build and a 400 sq yd build on the same street are different markets.
- Park-facing and corner plots, which command a premium almost everywhere on this list.
- Original vs rebuilt. A 1970s build needing full renovation prices very differently from a recent redevelopment, even door to door.
- What is actually deeded — terrace rights, parking, and the share of roof — which is where most price disagreements end up.
Before you commit
- Confirm what the terrace and parking rights actually say on paper, not what is described on site.
- Check the floor's own service history: water pressure with two outlets running, what the backup really powers, and seepage on the ceiling below.
- Ask what comparable floors in that block closed at, not what they were listed at. The two are rarely the same number.
- Get the chain of title checked before any token amount changes hands.
