The builder-floor checklist South Delhi renters actually use
The Rent A Roof desk
Defence Colony, South Delhi

South Delhi's builder floors are some of the most sought-after rentals in the city — and some of the least standardised. Two floors in the same block can differ on the things that actually decide how you live. Here is the checklist our desk runs before we let a client sign.
Water, and where it comes from
Ask whether the supply is DJB, a borewell, or both, and when the tank fills. A GK or Defence Colony floor can look immaculate and still run dry at 8am.
The power backup that actually runs the ACs
"Backup" can mean a small inverter that carries two lights, or a DG connection that runs the whole floor. Confirm the load — in a Delhi summer it is the difference between comfortable and unliveable.
Lift, or four flights
Many floors are walk-ups. If you are on the third floor with no lift, it is better to know before you fall in love with the terrace.
Parking that is actually yours
Stilt or open, allotted or first-come — get it in writing. Parking is the most common friction point after move-in.
The agreement, read properly
Lock-in, notice period, who pays for which repairs, and the escalation clause. We benchmark the rent against what the same block is actually letting for, and flag anything unusual before it reaches you.
The photos sell the floor. The checklist keeps you from regretting it.
If you are searching in South Delhi, tell us your brief and we will only show you floors that clear this list.
