Shops and offices for rent in South Delhi's markets: rents, sizes and floors

South Delhi's colony markets (Lajpat Nagar, the GK-1 M and N Block markets, Defence Colony, Hauz Khas, Green Park and GK-2) account for most of our commercial listings. Here is what's actually on offer in each, from the commercial spaces listed with us on 22 October 2026, alongside the latest high-street rent benchmarks.

What's listed, market by market

Colony Spaces for rent Showing a rent Most monthly rents Middle Most sizes
Lajpat Nagar 198 48 ₹85,000 – ₹5 L ₹2 L 600 – 1,800 sq ft
Defence Colony 105 42 ₹1.3 L – ₹6.5 L ₹3.5 L 1,100 – 3,600 sq ft
Greater Kailash 1 87 35 ₹85,000 – ₹3 L ₹1.5 L 800 – 4,500 sq ft
Lajpat Nagar 2 85 25 ₹1.5 L – ₹5 L ₹2.5 L 900 – 1,800 sq ft
Green Park 58 9 ₹1 L – ₹3.5 L ₹1.6 L 800 – 3,600 sq ft
Hauz Khas 52 22 ₹1.25 L – ₹4.5 L ₹2.25 L 850 – 2,000 sq ft
Greater Kailash 2 47 19 ₹1 L – ₹5 L ₹2 L 930 – 2,700 sq ft
Lajpat Nagar 4 45 7 ₹45,000 – ₹1.2 L ₹1 L 450 – 1,100 sq ft

Rents are monthly asking rents on the spaces that show one. "Middle" is the median. Sizes are the range most spaces fall in. In Green Park and Lajpat Nagar 4 only a few listings show a rent, so treat those ranges as a rough guide.

Ground floor, basement or upstairs?

What you can rent depends heavily on the floor, and each market has its own mix:

  • Lajpat Nagar: 63 spaces include a ground-floor unit, 58 a basement and 74 an upper floor. That's the most ground-floor listings of any market here; Lajpat Nagar 2 and 4 have 21 each.
  • Defence Colony: mostly basements (46) and upper floors (41). Only 16 include a ground-floor unit, so street frontage is scarce among the spaces listed with us.
  • Greater Kailash 1: 16 ground-floor, 36 basement and 33 upper-floor spaces.
  • Hauz Khas: just over half the spaces (27 of 52) include an upper floor, which suits offices and studios.
  • Lajpat Nagar 4: small spaces, about half at street level: 21 include a ground-floor unit, and most are 450–1,100 sq ft.

A space can span more than one floor, so these counts overlap.

Shop or office?

Most listings in every market here, from 60% in Lajpat Nagar 4 to over 90% in GK-2, are offered for any commercial use: shop, office, clinic or studio. The rest are recorded with a specific use, or with none. Lajpat Nagar has 20 shops, 7 showrooms and 7 offices; GK-1 has 16 shops and 9 offices; Defence Colony has 11 shops and 11 offices.

The high-street benchmark

Cushman & Wakefield's April–June 2026 survey of ground-floor high-street rents (per sq ft of carpet area, per month) gives a useful yardstick:

  • South Extension I & II: ₹850–900, up 10% in a year, the fastest growth among the Delhi-NCR high streets C&W tracks.
  • Greater Kailash-I M Block: ₹490–510, up 2%.
  • Lajpat Nagar: ₹300–320, up 3%.
  • Khan Market: ₹1,700–1,800, up 9%. Still India's most expensive high street.

Those figures are per square foot of carpet area, for prime ground-floor shopfronts. Our table shows the total monthly rent for whole spaces, many of them basements or upper floors, so the two aren't directly comparable. Expect a basement or upper floor in the same market to rent for considerably less per square foot.
